We have a house...How crazy is that!?

Ok so this one isn't 100% wedding planning related but it will effect Nick and I after we are married so i thought i would put it on anyway because its something people will want to know i think.  Ok so for those who don't know, Nick (who has been a really hard worker his whole life and is great with his money) has been looking try and buy a house since the market went down and it became the perfect time for first time home buyers. Anyway, he had been looking for over 9 months but kept ending up with nothing. He found multiple houses that he liked but they then either were short sale, which makes them almost impossible to get, or he would get out bid. It was making him very frustrated and then he found one up near his parents house in the next over neighborhood. It had been for sale for a year and a half and started at like 320,500 or something around that, and was now clear down at 210,500. It hadn't had any offers on almost a year and even then had only had one before that, which obviously didnt work out.  Nick put and offer in for 200,000 and the bank countered at 208,500. Nick countered again and the bank accepted his offer!! He was able to get it down to 199,500! He will also pay 1500 in closing cost and will have to put down 20,000 as the down payment. I cannot believe at 22 he was able to buy a house! How crazy is that?! It is still a bit unreal to me. haha...
  Nick's plan for the house is he wants to rent it out for a year, maybe two though most likely just one while we live in his parents basement. The basement has its own kitchen and everything and would be like our own little apartment. This would allow us to pay off the mortgage AND have renters that are helping pay it off as well, which would then help us to pay it off faster then if we lived in it ourselves right away.  The house is in pretty good condition and will just need some new carpet on the main level as well as new flooring in the kitchen and the backyard will need some tlc as well. lol. After two years, if the market has gone up and prices are higher, Nick then wants to try and sell the house so we can live somewhere lower in the valley and closer to both our works. If not then we will live in it a bit ourselves as well and then see how the market looks. I am excited to see how this all plays out and still can't believe we have a house. : D
